Gray Report Newsletter: Fundamentals Firm, Rates Climb (September 10, 2026)
Fundamentals Firm, Rates Climb
The apartment sector spent the week getting healthier while the cost of doing business quietly climbed the stairs. Rent growth reached its best annual pace in months as the supply wave began to recede and construction costs settled into steadier footing, and the for-sale market held its modest gains as build-to-rent kept operating well above its old scale. Then a stronger than expected jobs report pushed the Fed toward a possible hike rather than a cut, and long-term yields climbed back toward levels not seen in years, lifting the hurdle that every acquisition and refinancing has to clear.
Fundamentals are moving up one flight while the rate environment climbs another, and for now the two are ascending at a similar pace. The investors making progress this quarter are the ones underwriting to the stairs they can actually see, not the elevator they keep hoping arrives.
Podcast: Multifamily Expenses Are Rising, Here’s What’s Driving It
Spencer Gray and Griffin Haddad break down where the Fed stands ahead of the September FOMC meeting, unpacking Kevin Warsh’s Jackson Hole speech, the case for and against a rate hike, and whether the 2% inflation target still makes sense. They connect the macro picture directly to multifamily: widening bid-ask spreads, why “story-driven” deals are penciling right now, and the case for long-term fixed-rate debt.
The second half tackles the expense side head-on — insurance costs up ~58% since 2021, property tax reassessments, utilities, and rising delinquencies — plus how Gray Capital is fighting back with software consolidation, AI leasing tools, and portfolio-wide insurance strategies. Plus: an update on Fairmont in Columbus, OH, 10 days post-close and already earning five-star reviews.
